In mid-September I had major water damage to my home rendering my furnace and hot water heater unusable and requiring around $18000 in repairs. My insurance company covered the loss in a very timely fashion expressing concern that the repairs be made ASAP. But as with any claim the check was made out to myself and my mortgage company...US Bank. I called US Bank's Loss Dept. and was informed to send them the check and the insurance adjuster's work sheet which I did and both were in their possession by October 17. A week or so later I called to inquire about the status of the check and was informed that they had neglected to tell me they also require a "declaration of intent to repair" form which they would mail to me but would take 5 or so business days to receive. I asked them to email it and was told that would take 2 days! Two days later (around October 26th) I got the form and mailed it to them that day. To make a long story short...after numerous phone calls to US Bank here it is November 8th and still no check!
Thankfully I was able to afford to make the repairs and wait for the check...but had I not...no heat or hot water with below freezing temperatures would have certainly put my family's well being in jeopardy.
This is the most callous, insensitive, inadequate lending institution with no regard or care for the well being of their customers. They should not be allowed to hold mortgages when they ignore the responsibilities that go with it.
I fully intend to refinance with another lender no matter what the cost!
STAY AWAY FROM US BANK!!!!!

“Worthless”
Dont use US Bank!! They have the most Immature banking reps I have ever talked to in my life!! You ever heard of a government con called Regulation D?? well Me either..see the banks dont tell you is, if you use your bank savings account more than so many times in 1 month, that they will con a fee out of you..claiming its a government fee..what kinda garbage is this.. as far as I can tell they started this in 2006 I believe, with out notice to me..or maybe everyone that banks through them. I started my account years before this con ever came into affect, which should make me not having to follow this rule, considering I have never signed one damn thing to ok this corrupt business practice!! Do yourself a favor and bank only with known Banks that are not in the US, dont give another penny to corrupt banking policies!! This is my opinion

“They closed my account”
I opened one of their free small business checking accounts for a business I was starting up and about a week later they informed me that I closed my account. I did not close it. I figure they closed it because I had a zero balance, but I am just starting my business I am going to have a zero balance until I am ready to open. They say in their paperwork that a zero balance is OK. I think US bank did me a favor by closing the account because they have a horrible rating. I'll be happy to take my business elsewhere.

“Not so good, security practices suspect”
We have our mortgage through US Bank. Their website is abysmal. It won't allow the use of special characters in your password, which is serious amateur hour from an online security standpoint, and means that the password I have to use must follow a different pattern than every other site I do business with. This is a real issue due to their site locking you out after only a few incorrect attempts, requiring you to then CALL their customer service during Central time banker's hours in order to get a reset. They then reset your password to 'abc123' until you login to change it, which is also an extremely bush league security practice.
Speaking of customer service, my experience have left me envisioning a room with three people sitting among a mess of customer records. I've been put on hold for non-trivial amounts of time in order to get answers to very trivial questions like 'Did I make a payment this month?'... 5 min hold. During one of my recent lockout fiascoes I was told by customer service that I had made a payment, only to find out later that I had not, and US Bank still decided to charge me a late fee despite a formal protest.
I would avoid doing business with this bank at all costs, unless they have some specific advantage over others that outweighs the problems I've mentioned.

“Discharge of LEIN on a car loan”
UNBELIEVABLE. I paid my car off in full online and their representatives all acknowledge that. I live in Michigan and have the title in hand with a secured interest (US Bank). I contacted US Bank and requested a discharge of LEIN in order to sell my car. I was told it would be 7-10 days before my request could be processed. Are they kidding? The loan has been paid in full and they are holding my LEIN release hostage until they take care of THEIR processing? Send me the release and take your time doing your in house processing. Every phone call I have made has been to a different agent and I get different answers to every question I have. They need to standardize their training so the same answers are given to the same questions EVERY time. I will NEVER use US Bank again. I will be writing to every car dealer in the Detroit Metro area with my experiences with this bank.

“Less than satisfactory”
We were set to close on Friday, May 17, 2013. We received a call two hours prior to closing that the loan was processed at the wrong amount. It was processed at the original offer, not to agreed upon amount, which was not caught until the morning of closing. The seller was buying a house contingent on the sale of their home and could not close on their new home.
The complete lack of communication from the local US Bank branch was infuriating. If it was not ready to close, or would take extra time, that should have been communicated. We continue to receive little to no communication from US Bank. We are set to close tomorrow, we will see. If it was not so late in the game and would be risking the house we are buying, we would change lenders.
In the future, we will always go local.
I would tell anyone buying a house, use a local lender, don't go with a large corporation. US Bank seemed to have little regard for us, the everyday American.

“They Don't Care”
Have had accounts for years...with a reserve line on my checking...
All of a sudden I log in on line and the Reserve account is gone??? They decided for no real reason..at least they can't give me one that it is closed an in a PAY Down status?? again not sure what that means....Wasn't over drawn or late for payments as it comes out of my checking automatically each month.
So, now have to get monthly statements etc...So closing all accounts and not interested in doing more or any business with US Bank again...US means they are all about them and could give a rip about a customer that has been with them since 1996

“Maria the branch assistant branch mgr outstanding services ”
my husband and I been with the us bank a long time.My husband had to open a business account to get his pay check. first it was a total mess one of the tellers at a different opend the account under the wrong company.
The assistant mgr at the smith branch notice it and she called us on the cell to come back in again.
She went out of her way to get the mess done right it took her a long time opend the account under the right business name orderd the right ATM cards .
Maria went out of her way for us and still does she is allways nice has a smile on her face.
She is the best assistant mgr I and my husband ever worked with.
I hope she stays with the branch a long time she should be recomanded for her good service.

“Bad Lending Experience”
I applied for a 20% down owner occupant loan. A hyper-sensitive in-house appraiser with his "cover yourself" mentality truly tanked this deal.
I am well aware of the three "C"s of lending - however they forgot the fourth, "Common Sense".
US Bank is not the bank to finance or refinance your home loan...

“Horrible”
We refinanced our house 60 days ago and signed a paper stating that if you pay more than 20% of the principle in the first 12 months you have a 2% pre payment penalty. Fast forward 2 months we get relocated for work and I called to see if we could negotiate or waive if we get a US Bank loan on our new and more expensive house and the answer was no and no! I understand everyone refi's like changing underwear, I do not and I am not talking about a 100k loan. The loan is 630,000 so US Bank will collect 12,600 as a pre payment penalty for NOTHING! They could have collected that in the first 3 month interest on my new loan. I WILL NEVER DO BUSINESS WITH THEM AS LONG AS I LIVE!!!!!
