We just fell for Valley's $499 refinance scam! They sent their "appraiser" to ouur house and it was valued $65,000 less than our 2 year old appraisal and $55,000 less than our 1 month old assessment. We asked ablout this and were told that they don't use the appraisal, just recent sales in a 3 mile radius. Features, lot size, condition don't matter. Three miles from my house includes 3 other towns that are much lower than mine in property value. The house next to mine with a similar lot size just sold for just under what we bought ours at and one up the street, with a smaller lot, just sold for more. Valley just stole $499 from us!

“Terrible!”
I just moved down the block from a Valley national bank. I walked in to break a large bill I had that all the small stores nearby could not break. I thought the bank would be able to. There were no customers in the bank and they refused to help me if I did not have an account with them. All I needed was to break a large bill! What poor service! Why would I ever want to bank with them!?!? That was my first and last experience with this bank!

“Total Scam-BEWARE of the $499 low refinance rate, they will take the money and deny the mortgage”
Recently we applied for the Valley National $499 refinance special.My husband and I have amazing credit history and we had just applied with another bank prior to dealing with Valley National.
Our house was appraised but we did not go with the first bank because the deal with Valley National seemed much cheaper considering the $499. Valley National had assured us that the $499 is non-refundable only if for any reason we refuse the loan. We agreed and filled all the paperwork with Valley National to start the process. They gave us a good faith estimate and sent over their own appraiser/.
Two weeks later we were denied the loan due to our house being under-appraised/. We were absolutely shocked! The Valley National appraiser valued our house at almost $100,00 less than the appraiser from the other bank we turned down, only 2 months prior!! We live in a very affluent area in Long Island, with one of the best school districts in America;.
The value the Valley National Bank appraiser gave our home is a joke! No home in this area can be bought at the price he gave our home?. We soon found out that not only was our loan denied, but the $499 fee was not refundable
. Obviously, suspecting a scam I decided to do some research on Valley National and I found a pattern of the exact same type scams reported by many other people....underestimate and appraisal leading to no refund of $499.
I want to prevent this from happening to anyone else so I am trying to really spread the word and try to ask anyone for help to get our money back.
It should be illegal to take advantage of innocent families that are trying to refinace their homes and fall under this horrible Valley National scheme!!

“Scam by Valley bank ”
they advertise $499.00 refinance fee no other charges they screw you so they can deny you for any reason and they keep the $499.oo they should be investigated and proscecuted as they are real phonys and scam artists they do and appraisal and say your house is not worth it to them as much as it is to you .Then you contact them and they are ARROGANT and refuse to give back the $499.00 real good scam Mr.Gary Lipton.

“Valley's a keeper.”
I had no major issues with Valley National Bank. They are one of those regional banks now offering cash bonuses to open accounts (like the big banks) and low mtge costs (like local banks). Their technology is up to par with online and new mobile banking. They had more branches and ATM's around me than I realized which made banking with them easy.
Overall Valley is a good bank with competitive products, rates, technology and service. Did not have a chance to use additional services or products, but for your average banking needs, I think Valley's a keeper.

“Shut down account with no explanation.”
They simply said we don’t want your business anymore. When we first tried to open it, they suggested that because our CFO was from PA and our offices were in NY that they didn’t want our business, that should have been the first clue but never did we think they would just flat out close us.
