    LIes, Lies, Lies, and Unprofessional - Early Professional Mortgage Loans

    I started talking to Cadence bank (professional mortgage loan division in Houston, TX) about getting a loan as a recent graduate of a medical program. They said there were no problems with my credit score and that they only look at the student loan payments reported to the credit bureaus. To make a long story short, they never returned my emails (literally never!). They never followed up with a phone call (i.e. the only communication was after I repeatedly made numerous attempts to contact someone). They changed how they calculate student loans (it took my loan officer over a month to tell me how and what the amount would be). My loan officer left the country the same week I started the loan process after pre-approval and did not tell me. Two weeks after signing a contract offer on a house and paying for a home inspection, they said my credit score wasn't high enough (that's not what they said in the beginning and they issued me two pre-approvals). Bottom line, do NOT use this bank for a mortgage loan or it will be a waste of your time. I don't have any idea how these people have a job due to their piss poor performance and customer service. I wish I would have read the reviews prior to my decision to work with them.

    Steven Moore / AUSTIN

    One of the worst loan officer/mortgage originator I worked with. I called and asked for update and he being rude and unprofessional. Told me not to ask him for update. We're working with our client and owe them an update and make sure file is good and on schedule for closing. I worked with 20-40 files per month and this is the first and the worst I've seen.

    Definitely not wanting to work with someone like him again.

    FEES "FEE'S and FRAUD!!!

    I opened a checking account with Cadence Bank back in November of 2016. I hadn't gotten my SS Deposit Transferred to this acct to this day. I wrote a check to a company which bounced, and I was charged $35 in my acct. When I got paid I went into the bank and the check that was being returned was in there, so I made a deposit to pay for the check and for the $30.00 fee this company uses for returned checks. Now here it is Feb, 2017 and that SPECIFIC CHECK IN GENERAL'S FEE has been going in and out of my acct giving me a $35 charge. I called corporate to this service and they said "NO, That fee for that check was paid, you owe us a zero balance. ( This company is sending me a certified letter this week showing. The woman at this corporate for fees told me that the bank is letting this go through, not them ) I went back to the back and told them, the company is verifying that the $30 fee is PAID IN FULL. The Banks' Checking Account person came out of her office to the front where I was discussing this matter and had my print out in her hand..She got a tone with me and stated" This check service company will change that number and keep running it..I thought WTH!!..So I then go home, call this corporate again about this FEE to the place of business that I wrote the check and paid IN FULL...They still stated...NO IT"S PAID... So I go back to the bank and told them once again....The Checking acct person told me.." You need to close this account and open a new one"...WTH>...Is this bank using my acct as extra income for them???..She ( the checking acct woman) Told me that the Branch Manager from this store, where I wrote the check ( which has been paid) was in their bank, and she talked to her about this..(((( I'M SORRY THAT WAS MY PRIVACY..THERE IS A PRIVATE POLICY ACT!!!..HOW DARE HER...Therefore, I have now gotten an Attorney and will pursue this to the end!!..DO NOT OPEN ANY ACCOUNT WITH THEM AT ALL!!!!!!!...FRAUD should be their name!!

    bad

    first time experience in cadience bank of dunnellon, florida and have to be in photo of banking security for associate open the door. they ask me to remove my cap or no can enter to the bank. then this bank does not change any check from others banks for cash. i tried to change a treasure of united states check. they ask if i'm confortable with my bank, but really i'm not confortable with cadence bank. i call by phone asking someone in other language and hang me off in my face. i not have an account with cadence bank and i'm trying to find the best customer service bank.

    Worst Ever

    The branch manager makes a rubber band sound smart. The area manager gets her jolly out of firing people. The teller when i said "this is the last check i will be depositing here" 14,000. 00 - then lied and i have a witness and said i was taking all of my money out on monday - wtf after sitting in line in the drive thru all i said was this was the last check. 4 hours later the not so smart branch manager calls me and says "we are placing a hold on your check since you are closing your account on monday" i advised him so this was "punishment" and he stuttered.

    Then i spoke with the other person who is just mean and she said the same thing the teller said you were going to take your money out monday so we are going to place a hold on it. This is hostage. They suck. There is no service they like to fire the people there that were decent. What more is there to say it used to be a drive thru fast food place. I bet the service was better. I see the below i have to say 1 because there is no place for -100.

    Almost kept me from buying my house!

    If I could rate it 0 stars I would! 24 hours from closing/buying our dream home and them coming up with the 15% until we sold our current house to pay it back they said we needed to come up with another 5% because our house was in a rural area. This transaction has been going on for a month now and they pull this in the last 24 hours? Me and my wife's credit scores are both over 800. I hope that this will change ur mind about doing business with this bank! My wife has been in tears all day and my patience has been beyond pussed! They have lost out on our business and I hope yours in the future!

    Inconvenient

    After using Cadence Bank for over 20 years, I am forced to look for a new bank. They have changed debit cards from Visa to Discover. Not every business accepts Discover. I was embarassed when I tried to pay a bill at a local restaurant who did the accept the Discover Card. I travel a lot to the Caribbean and a lot of businesses on the small islands don't accept either. Definately not customer friendly. When I called customer service I was told - Sorry that's who we've contracted with and I was free to move my accounts.
